Quick Facts About the Willow Oaks Campus

Various parties have, from time to time, inquired about the Willow Oaks campus. The below is provided as publicly avilable context on the site.  
 
  • The current lease with Silicon Valley International School runs through June 30, 2027
  • Closer to that point, we will like put out a formal “Request for Proposals” for the site.
  • The current rent is $1.3m which grows based on CPI. The District would expect a similar, or higher, rent.
  • The District has historically done ground leases of 5-10 years for sites. It is possible for a future tenet to receive a longer term lease if the tenant agrees to make significant investments in improving the site.
  • The current school site is due for significant renovations. The District is unable to fund any renovations. The District appreciates having the flexibility to, if needed, re-occupy the school site should District enrollment grow significantly. Because of that, planned renovations should go through the Division of the State Architect (DSA) which would enable District students to reoccupy the site. Should a future tenet desire to go through the City of Menlo Park, the District would (likely) charge a rent premium over a period of time to cover costs to bring the site up to DSA standards in the event that the District would need to reoccupy the site.
  • To minimize disruptions to the school site, at this time the District is not hosting tours of the site. However, interested parties may reach out to SVIS directly to see if they would be interested in accommodating a site visit request.
  • The District is only interested in leasing the entire site. This would be a triple net lease. That is, the District would have no obligation to provide maintenance, utilities, or other services.
